The Paseo Apartments are a fully built-out example of Subdistrict 2 & 4 low-density residential, the exact type that the Developer claims is somehow just as dense as his proposal.
It is simply not true. The Paseo Apartments feature underground parking, just like the Developer's. What it doesn't feature is a fictional claim that 105 units will somehow have 400 bedrooms.
The Developer's "by-right" plan exaggerates the actual zoning to make it seem equivalent to his upzoning. It just isn't true.
Current zoning only allows 105 apartment units at this location. That would add around 750 cars per day to Henderson, NOT the 6,500 cars per day that this Developer will add with his plan.
